After "rescuing" a young woman from domestic abuse, a neurotic psychiatrist and his brash girlfriend, who hide a particularly dark secret of their own, are unaware their new houseguest knows their secret and is a conniving sociopath, eager to take on her new marks.

SYNOPSIS:

Kyle is a real piece of work. A “bad seed”. Young, beautiful, and amoral. Having just “lost” her elderly husband, she drives cross-country with a suitcase full of money, her disguises, and a book on poisonous plants, which, often comes in handy. Taking a detour through Nevada, Kyle wrecks off the side of a bridge, causing the car to sink to the bottom of a lake, where Kyle sees the body of an elderly woman, the recent victim of a savage murder, whose body has been dumped and weighted down.

After escaping from the car, Kyle makes it to a large nearby home with a new Mercedes out front and finds help from the overly paranoid owner, Martin, a retired psychiatrist. Vicki, his fiancée, arrives minutes later, nearly fainting from shock at the sight of Kyle standing in the house, bloody and covered in mud. Whether her hunch about them is correct or not, for Kyle, the smell of fresh meat is too enticing.

A new personality emerges and Kyle is now the “victim”. Explaining to Martin and Vicki, her much older boyfriend beat her up and abandoned her on the highway with nowhere to go. Invited to stay for the time being, Kyle takes up Martin’s offer for some free therapy sessions and a variety of new prescriptions for the Obsessive-Compulsive Disorder she claims to “suffer” from.

Vicki can only bite her tongue and suffer in exasperated silence as Kyle ingratiates herself further into Martin’s life and his bedroom. Having had enough, Vicki wants Kyle gone, and thinks she has the perfect solution to do just that. But Vicki is no match for the cunning new tenant, who bides her time and seeks assistance from Shane, her newly arrived brother. Having learned every trick in the book from Kyle, they devise an outlandish scheme to get rid of Vicki and take over Martin’s life. Driven to seal Vicki and Martin’s fate, Kyle plots with such efficiency and discipline that if, it weren’t for one, not so minor detail it may be the perfect crime.
